A39 -- Operation and Maintenance Management (SI)
Capital investments provide most of the built environment humankind enjoys today. To derive the greatest return on the capital investment, and to ensure future generations will continue to enjoy these benefits, the built environment must be sustainable. Significant components of the sustainable facility are the ways in which the structure and its systems are operated and preserved for the long term. This chapter presents several strategies, methods, procedures, and techniques for building operation and maintenance management programs that minimize asset failure and preserve system function to deliver its intended purpose.Chapter Table of ContentsOperation and Maintenance as Part of Building Life-Cycle CostsElements of Successful ProgramsBenefits of Detecting and Diagnosing Equipment FaultsDocumentationStaffingManaging Changes In BuildingsCitation: 2011 ASHRAE Handbook -- HVAC Applications: Chapter 39, Operation and Maintenance Management
